deShow is a division of Banco Popular de Puerto Rico dedicated to selling foreclosed properties. Our inventory includes residential units such as houses, apartments, and multi-family properties, as well as commercial spaces and land lots. Use our search engine to explore by municipality, zip-code, property type, status label, and suggested price range. Our properties are sold through real estate brokers who have applied to become authorized agents and have fulfilled the requirements set by Popular.
You may also contact our Service Center, which operates Monday through Friday from 8:00 a.m. to 5:00 p.m., by calling 787-706-6102. Our agents can explain how we work, provide basic information about properties, and refer you to one of our contracted/authorized real estate brokers to initiate your buying process.
Properties on deShow are sold through hundreds of contracted/authorized real estate brokers. As a prospective buyer interested in learning about our properties, you can select the broker with whom you would like to work with on your purchase based on your preference or previous experience. However, it is required that the broker you select is authorized to sell our properties and have a current brokerage agreement with deShow. If you don’t have a trusted broker, we can refer you to one.
If you want to know whether a broker is contracted/authorized by us, or if you’d like to be referred to one, please call 787-706-6102, and our agents will assist you.
Once matched with a broker, they will coordinate a meeting to show you the property and assist you throughout every step of the process, including submitting an offer. To submit an offer on a property, you must complete and sign an application form. It is important for you to know that the offers are reviewed by a committee, who will grant the right to purchase to the applicant with the best offer and that complies with the established criteria.
We encourage you to seek guidance and pre-qualification from the mortgage lender of your choice before scheduling an appointment with the broker to ensure you are ready to buy. It’s important to discuss the property’s condition with your mortgage advisor, before you proceed with any purchase. If it’s a condominium, make sure you have the name of the complex to identify and anticipate situations that may arise during the financing process. Mortgage lenders offer different alternatives and products with variable requirements, and they are the best people to guide you. At deShow, we do not offer financing, but as a division of Popular, we can recommend or refer you to popularMortgage.com as an alternative to obtain the mortgage financing you need.
The broker hired by deShow to assist you during the purchase process will show you the property, share all available information at the time, including special disclosures (if applicable), and will also submit purchase offers, acting as the liaison for all communications during the evaluation process.
It is important to know that no broker is authorized to receive any form of deposit. If an offer to purchase a property is approved and confirmed, you will then receive information about the documents required to proceed with signing the option contract at deShow with an authorized closing officer. Once you have signed an option contract at deShow, your broker will continue to assist you with everything you need until finalizing your transaction.
The properties in the deShow inventory are diverse and sold in their current condition, “as-is, where-is with all faults.” This means that, in most cases, any improvements required by the property will be the buyer’s responsibility. We may share relevant information that comes to our attention during the review and preparation process for the property sale. It is the responsibility of the person interested in submitting an offer to purchase a property to conduct an inspection and may, at their discretion, hire the services of an expert to complete it. Occasionally, repairs are made to certain properties, which are identified on our website.
When you search our website, you will find that our inventory has labels that, in general terms, mean:
Available Soon: This property has been assigned to the deShow inventory for sale. Our team is currently inspecting, appraising, and reviewing the necessary documentation to prepare it for sale. At this stage, if you are interested in the property, we can place you on a waiting list, and you will receive a notification when it becomes available and has a suggested price. For the safety of our real estate agents and clients, viewings are not permitted at this stage.
New Listing: This property has completed the necessary steps for sale and has just been added to the group of properties available for sale. At this stage, you can visit it with the agent of your choice, provided they have an agreement with deShow and that all their documentation is up to date and determine whether to make an offer if you are interested. For properties in high demand, a deadline is set to begin evaluating offers. This allows interested parties to know until when they can visit the property and submit an offer for consideration.
Remodeled: Properties with this label have been remodeled. At this stage, you can visit it with the agent of your choice and submit an offer if you are interested. For remodeled and high-demand properties, a deadline is set to start evaluating offers. This allows interested parties to know when they can visit the property and submit an offer for consideration.
Under Renovations: This category includes properties where deShow has chosen to invest in repairs that may occasionally prepare them for occupancy. For your safety, properties cannot be visited during the renovation process. However, you can join a waiting list, and we will notify you as soon as the property is ready for sale.
Reduced Price: Certain properties that have been listed for sale for an extended period and have not received reasonable offers during that time may undergo periodic reviews for a price reduction. These properties are identified with the “reduced price” label to enhance their visibility.
Special Disclosure: Although properties on deShow are sold in their current condition “as-is, where-is with all faults, including their specific features and possible deterioration, we have created this label to highlight circumstances we want to ensure parties interested in submitting an offer to purchase are aware of. This situation may limit available financing options. For details, please contact our Service Center at 787-706-6102.
