1) In Rent-to-Own cases, a rental contract with option to buy is required, in which the option price to purchase the property and the monthly lease fee are determined. At the end of the term of said contract, complying with the monthly rent payments, an amount that represents 15% of the option price will have been accrued. Example: A property with a purchase option price of $100,000 for which a purchase option contract is signed for a term of 36 months, would accumulate $416.67 of each monthly rent payment, which equals $15,000 at the end of the term. The amounts that will accrue from the rent payments, and that will be available to be applied as part of the down payment for the purchase of the property, will only be applicable to the leased property and will not be reimbursable if the option to buy is not exercised. 2) Estimated monthly rent payment. In Rent-to-Own cases, the rental fee may vary depending on the purchase option price and the expenses for insurance, taxes and fees to the residents’ association applicable to the property at the time of signing the rental contract with an option to buy. 3) The maintenance fee does not include apportionments or other charges and is subject to change, as determined by the Residents’ Association and/or the community’s Property Owners’ Association. The frequency and method of payment of fees will depend on the regulations and other constituent documents of the residents’ association of the community and/or the condominium. Some projects may be subject to the payment of Resident and Property Owners’ Association fees, simultaneously. In those cases, the payment of more than one maintenance fee applies, including, in some cases, for the maintenance of recreational facilities and/or additional services.
